Replacement becomes the better value when: the roof is over 20 years old; you have had multiple repairs in the past 3–5 years; granule loss is widespread across the whole surface (indicating end-of-life aging); there is storm damage that affects more than one-third of the roof; or the deck has significant rot or soft spots.

Insurers often approve full replacement when storm damage affects more than 25–30% of the roof surface.
