A roof with 10 good years left that has a failed flashing around one chimney is a repair job. A $300–$800 fix that extends the roof another decade is a straightforward decision.

When Replacement Makes More Sense

Replacement becomes the better value when: the roof is over 20 years old; you have had multiple repairs in the past 3–5 years; granule loss is widespread across the whole surface (indicating end-of-life aging); there is storm damage that affects more than one-third of the roof; or the deck has significant rot or soft spots.

In Oklahoma, the calculation often tips toward replacement after a major hail event — especially if the roof is over 15 years old. A heavily hailed roof that gets patched will likely need full replacement within 3–5 years anyway as the weakened shingles deteriorate. Doing it once properly is usually cheaper than two repair events plus eventual replacement.

The Insurance Factor

If you have a valid insurance claim for storm damage, the decision may be out of your hands — in a good way. Insurers often approve full replacement when storm damage affects more than 25–30% of the roof surface.
